Rare development in Hillsboro Village draws buyers

Everyone knows that new homes are hard to sell because of competition from cheaper resale houses. And everyone knows that even if you want a new house, it’s next to impossible to find one in the popular Hillsboro Village neighborhood, right?

Sandra and Chris Hoff didn’t know that. Their brand-new house on 33rd Avenue had been on the market for just a few hours when they bought it. The builder had not even finished it.

“At 3:30 that day, the house we bought came on the market. We saw it the hour it came on the market,” Sandra said.

The Hoffs’ home is one of 10 that developer H&K Investments plans to build over several months in the West End-Hillsboro Village area on lots occupied by several duplexes. The houses, on 33rd off Fairfax Avenue, will range from 1,500 to 2,100 square feet, with prices varying from $350,000 to $420,000, said Village Real Estate Services Realtor Virginia Degerberg.

It’s possible to occasionally find a single new in-fill house in Hillsboro Village, but a development of 10 is almost unheard of, she said. Typically, families such as the Hoffs and single adults, attracted by the neighborhood’s in-town location, entertainment options and schools, have to buy an older home that may need updating.

“This gives a lot of people a chance to live in Hillsboro Village in new construction. Truly, you could walk to Vanderbilt, Hillsboro Village and Dragon Park,” Degerberg says.

Jason Ritchason could have his choice of many houses already on the market. Instead, he’s negotiating to buy the 10th and final house to be built, which is in the same

development as the

Hoffs.

“I love the floor plan. I love the neighborhood,” says Ritchason, who wants to downsize from a 6,100-square-foot house in Green Hills.

“It’s in the middle of West End and Hillsboro Village. You could walk either way. And it’s a stone’s throw from the interstate,” he said of his potential new home.

Ritchason hopes the building period will give him time to sell his Green Hills house first. He built that house with plans to sell it, but when the market tanked he moved in instead.

“I love this house, but I only use 2,000 square feet,” he says. That’s about the size of the houses H&K is building.

The Hoffs bought the first home completed in the development. A second house next door, with three bedrooms, 2½ baths and 1,860 square feet, is almost finished and is on the market for $399,000. It features a second-story front porch off the master bedroom and an open floor plan. The fireplace, which divides the dining area and the living room, is tile. The kitchen has granite countertops and a tile backsplash. The master bath has a Jacuzzi tub and a separate shower.
